Booking & cancellation

A clear framework for enquiries, stays and fair cancellation terms.

UNPUBLISHED DRAFT · OWNER REVIEW REQUIRED

Approve cancellation deadlines/refund amounts and no-show/date-change rules; payment timing and written confirmation; any damage deposit and house rules; the public business contact/address, required company disclosures and complaints process. Do not substitute the private accommodation address.

1. Who these terms are for

Proposed contracting operator: Hudson Assets and Investments Ltd, under the Hudson Stays brand. These draft terms concern a two-bedroom flat in Coatbridge, North Lanarkshire, for a maximum of four adults. Public business identity/contact and any required registered-office disclosures must be confirmed before these terms are used.

2. An enquiry is not a booking

Choosing dates, previewing an enquiry or discussing a stay does not reserve the flat or confirm availability. The website’s enquiry form emails your details to the operator; it does not take payments or automatically accept bookings. A booking should only be treated as confirmed under the final written acceptance and payment process agreed and disclosed by the operator. That contract-formation process still needs approval.

3. Price and payment

Before payment is requested, provide the dates, guest count, total payable price, all compulsory charges and applicable taxes, payment schedule and cancellation terms clearly. The draft calculator estimates £86 for Sunday–Thursday nights and £96 for Friday/Saturday nights, without cleaning fees or weekly/monthly discounts. It is not a final all-in price. Additional charges, payment timing and Stripe checkout are not configured. No deposit or non-refundable payment is imposed by these pages.

4. Arriving, staying and leaving

The draft accommodation facts are two bedrooms, a maximum of four adults, check-in at 15:00 and check-out at 10:00. Any agreed exceptions, arrival arrangements and applicable house rules should be given before the guest commits. Do not assume additional services, facilities or early/late access unless expressly agreed. The website does not disclose the precise accommodation address.

5. If you need to cancel or change dates

Contact the operator using the booking contact once it has been approved and supplied. Quote the booking details and requested change, and keep the written response. A request to move dates is not accepted until agreed. Cancellation deadlines, refund bands, no-show treatment and change rules are still undecided; this draft does not create an automatic refund entitlement or a fixed penalty. The final policy must be shown before a booking is accepted.

6. No general 14-day cooling-off period for dated accommodation

The usual distance-selling cancellation period generally does not apply to accommodation supplied for a specified date or period: regulation 28(1)(h) of the Consumer Contracts Regulations 2013 provides that exception. This does not remove other statutory consumer rights or make an unfair cancellation term enforceable.

7. Fair cancellation charges

The final cancellation policy should be fair, transparent and proportionate to the operator’s actual loss. Account for costs saved and the effect of re-letting the cancelled stay; avoid disproportionate forfeitures or double recovery. The CMA explains that both a fair case-by-case approach and fair advance terms reflecting the prospects of re-letting can be appropriate. The owner must choose and legally review the actual policy rather than treating this framework as a settled refund schedule.

8. If the operator cannot provide the stay

Tell the guest promptly, explain the options and any refund due under the agreed terms and applicable law. Do not substitute another stay or impose a credit-only remedy without the appropriate agreement and legal basis. Rights depend on the circumstances; this draft neither promises compensation in every case nor excludes statutory remedies.

9. Damage, conduct and problems during a stay

Treat the accommodation with reasonable care and report problems or damage promptly using the agreed stay contact. The operator should consider evidence, fair wear and tear and any genuine loss before raising a claim. There is no automatic damage deduction, fixed penalty or security-deposit scheme configured here. Smoking, pets, parties, visitors and other house rules must be approved and disclosed before booking.

10. Concerns, consumer rights and disputes

Raise concerns with the operator as soon as practicable so they can be considered and, where appropriate, addressed. A complaints contact and process must be supplied before launch. Nothing in these draft terms excludes rights or liability that cannot lawfully be excluded. Governing-law and dispute wording should be checked for this Scottish accommodation and for the customers the business accepts.

11. Version and status

Working draft reviewed on 8 November 2026. These pages are not a live booking offer, a completed cancellation policy or legal advice. Complete the highlighted decisions and review the final terms before accepting bookings.
